Whether you’re renovating your home, building an addition, or starting a commercial project, hiring the right contractor makes all the difference. Here’s what to look for before you sign anything.
1. Proper Licensing and Insurance
In Ontario, most contracting work requires specific licenses depending on the trade. Always ask for proof of licensing and active liability insurance — and verify them yourself.
2. WSIB Coverage
Workplace Safety and Insurance Board coverage protects you as the client. If a worker is injured on your property and the contractor isn’t covered, you could be held liable.
3. A Written Contract
Handshake deals belong in the past. A proper contract should include scope of work, materials, timeline, payment schedule, warranty terms, and what happens if things go wrong.
4. Real References and Past Work

Ask to see completed projects similar to yours and speak with past clients. A good contractor will happily provide this; a sketchy one will dodge the question.
5. Transparent Pricing
Watch out for bids that are significantly lower than competitors — it’s often a sign of corner-cutting or surprise charges later. Detailed line-item quotes are a good sign.
6. Membership in Industry Associations
Contractors who belong to associations like ACCA have demonstrated commitment to professionalism, ongoing development, and accountability to their community.
Red flags to walk away from:
- Requests for large upfront cash payments
- No written contract
- Pressure to decide immediately
- Vague answers about timeline, materials, or process
- No physical business address or verifiable phone number
